First-time homebuyer guide for Toronto

Buying your first home is easier to organise when you separate the decisions. Start with your budget and priorities, then compare properties, prepare your offer and plan the move. Use this guide as a checklist for conversations with your agent, lender and lawyer.

1. Prepare your budget before you search

Discuss mortgage preapproval with a lender or mortgage broker. Plan for the down payment, monthly ownership expenses and closing costs, including legal fees, an inspection and property tax adjustments. Keep a separate allowance for moving and immediate repairs. Check current program eligibility with the relevant government source and your adviser.

2. Turn your priorities into search filters

Write two short lists: features you need and features you would like. Start with location, budget and usable bedrooms. Then consider parking, outdoor space and your preferred property form. 3. Keep a consistent showing record

After each visit, record the MLS number, your first impressions, any unanswered questions and whether you would return. Photos and memory are rarely enough when you see several homes close together.

  • Does the layout suit your daily routine?
  • What needs attention before you could move in?
  • What information is missing from the listing?
  • How does this home compare with your other saved properties?

4. Discuss the offer before you sign

Ask your agent to walk you through the proposed price, deposit, dates, included items and conditions. Decide which questions need answers before you commit. Arrange appropriate professional reviews; for a resale condo, your lawyer should review the status certificate and supporting documents.

5. Make a closing and move-in checklist

Keep a shared timeline with your lawyer, lender and agent. Confirm their outstanding requests, arrange insurance and utilities, and book your move once the arrangements are settled. If you are buying a condo, ask building management about elevator bookings and move-in procedures. Keep copies of the documents and contact details you will need on moving day.
