How to read these numbers
- Source: the site's PropTx MLS® feed. Coverage depends on participating listings and your account's access. These are listing-record statistics, not a complete census of property transactions.
- Public figures use current residential for-sale listings. Asking prices are not sold prices. Commercial properties and rentals are excluded. Relisted homes can appear as separate records.
- Sold statistics use the feed's CloseDate, not the offer-acceptance date. Periods end yesterday at 23:59 UTC. Late reports and corrections can change earlier figures.
- Average is the arithmetic mean; median is the middle value. Sale-to-list is the median of each sale price divided by its last list price, not necessarily the original asking price. The median limits the influence of nominal asking prices such as $1. Missing values are excluded from the relevant metric.
- Sales price summaries require five valid prices; timing and ratio statistics each require five usable records. A dash means unavailable or too few records, never zero. Small samples remain sensitive to individual sales.
- Neighbourhoods follow MLS community names and may differ from municipal boundaries. Only areas with active listings or sales in the chosen window appear.
- Live report data is fetched on visits, refreshes hourly while the page is open, and is checked when you return to the tab. Cached data is at most one hour old. Feed errors are shown explicitly; incomplete datasets are not presented as full totals. Saved monthly archives retain their original capture date and figures.
