Coverage and methodology
- Source: this site's PropTx MLS® feed. Residential records only; feed coverage is not the entire market. Relisted homes may appear as separate records. Live reports refresh hourly while open and when you return to the tab.
- Activity periods end yesterday at 23:59 UTC. Completed sales and leases use the reported CloseDate, not the offer acceptance date. Missing values appear as a dash. Completed-price, ratio and timing summaries require at least five usable records.
- Reductions compare the current asking price with the highest price observed by this site's tracker, not necessarily the original listing price. Only still-active listings with a recorded reduction in the period and a matching latest price are included. Monitoring began when the tracker was enabled; earlier price changes are unavailable.
- New listings count properties added in the period that remain active now (or at archive capture). Listings that left the market are not included, so this is not a complete new-listing total. Monthly archive editions summarize the full calendar month.
- Monthly editions are captured automatically by the background scheduler, one report and city at a time. Capture dates remain visible; older inventory and price observations are not reconstructed. Cost calculators use your assumptions and can be printed instead of being included in market archives.
